How long does it take to get a management agreement in place?
Once you're ready, we can complete the management agreement and onboarding process within 5-7 business days. This includes access to your owner portal, property setup, and any inspections needed to begin. -
What types of properties do you manage?
We manage a range of property types, including single-family homes, multi-family units, and condominiums. -
Licensing & Compliance

Am I required to make my property available to Section 8?
We are required to accept Section 8 according to Colorado State laws. We follow all mandated state, federal, and commission laws within the state of Colorado. If you would like to know more, please do not hesitate to reach out to us. -
Communication & Availability

Will I be notified of service calls or repairs?
We handle routine maintenance under your approved dollar threshold, as per your property management agreement. These appear in your monthly statement. If a repair exceeds the limit or requires a decision (such as appliance replacement), we’ll reach out to you for approval. -
Can I reach you after hours?
Yes. We provide an emergency contact number for urgent maintenance or property issues outside of business hours. General inquiries are handled during normal office hours. -
Marketing & Leasing

How long does it take for my rental listing to go online?
Depending on your particular circumstance, whether a place needs to be renovated and/or made ready for tenants, and if the door still has a tenant in place, etc., each property has a different timeframe, but we always aim for between 3 and 14 days. Listings typically go live within 1–3 business days after photos are taken and pricing is confirmed. We syndicate to Zillow, Apartments.com, and other platforms immediately once published. -
How long of a lease do you sign?
Lease terms are typically 12, 18, or 24 months, but this can vary based on market conditions and owner preferences. Shorter or longer terms may be available upon request. -
How are showings scheduled, and when do they start?
Showings typically begin 24–48 hours after a property is listed for rent. We do not do self-guided and every tour has a representative from our team, and prospective renters schedule showings online. We track activity and feedback throughout the process. -
Tenant Screening & Management

What qualifications do you use to screen tenants?
We screen every applicant using:
- Credit checks
- Background reports
- Income verification (usually 2x rent)
- Rental history and references
- Bank statements
- Tax returns (if self-employed) for income verification
We apply consistent, fair standards and follow all Fair Housing laws.

What if a tenant damages something?
We deduct the cost of tenant-caused damage from their security deposit. If needed, we pursue additional reimbursement. You’ll receive documentation of all charges. -
Rent Collection & Owner Payments

Can you deposit the money directly into my account?
Yes. We offer direct deposit for all owner disbursements, ensuring a smooth, secure, and timely transfer of your rental income. -
How and when do I get my payments?
We disburse owner payments on the 15th of each month via direct deposit. If the 15th falls on a weekend or holiday, the deposit goes out the next business day. You’ll also receive a full monthly statement via your owner portal. -
How is rent collection handled?
We make rent collection simple with multiple payment options, including a secure online tenant portal. Late payments are addressed promptly according to the terms of the lease agreement. -
Maintenance & Property Care

Who maintains things like sprinklers and outdoor fixtures?
Responsibilities vary by property type:

For single-family homes, tenants typically handle upkeep (sprinklers, hoses, lawn tools).
- For some circumstances, we also handle the upkeep of the sprinklers’ system.
- For multifamily or managed units, we coordinate with vendors as needed. Or if you want to do it yourself, please let us know, and we will work with you accordingly.
This is clarified in both your lease and management agreement.

Security Deposits & Legal Requirements

How much security deposit do you charge the tenant?
As of 2026, Colorado law (HB25-1249) limits security deposits to one month’s rent. Integrity Realty Management LLC fully complies with this requirement, and all new listings and leases charge no more than one month’s rent as the security deposit. -
What type of reports do I receive, and how often?
Owners receive regular monthly financial statements detailing rent collection, expenses, and maintenance updates. Additional customized reports are available upon request. -
Who holds the tenant's security deposit?
Security deposits are held in a designated trust account, as required by Colorado. We ensure all funds are managed responsibly and in full compliance with the law. -
