Applications & Availability

Can you hold a place before I apply?
No. Properties are rented on a first-come, first-served basis once a completed application and all required fees are received. We recommend applying as soon as possible if you’re interested in a specific home. -
How old do you have to be to apply?
Applicants must be 18 years or older, or otherwise of legal age to enter into a binding lease agreement. All occupants age 18 or older are required to submit a separate application. -
You have a property I want to rent. How do I apply?
Applications are submitted online. A completed application, including application fees and required documentation such as proof of income and valid identification are needed for processing. -
Move-In Costs & Security Deposits

When do I pay the first month’s rent and my security deposit?
Move-in costs vary by property. Typically, tenants are required to pay the first month’s rent and a security deposit within 24 hours of signing the lease. -
Is the security deposit refundable?
Yes. Security deposits are refundable provided:
- The property is returned in good condition
- There is no damage beyond normal wear and tear
- All lease obligations have been met
Deductions may apply for damages beyond normal wear and tear, unpaid rent, outstanding utility bill or other charges permitted under the lease and applicable Colorado law. Any remaining balance may be pursued in accordance with Colorado law.

How soon can I get my security deposit back?
Your security deposit will be returned within 60 days after your lease ends, in compliance with Colorado law (as of October 2025). You’ll receive:
- An itemized list of any deductions (if applicable)
- A check is sent to your forwarding address
To avoid delays, please complete your move-out inspection with us and we typically collect your forwarding address in writing during that time.

How do I pay rent?
Rent can typically be paid online through the ttenant portal. Online payments are encouraged for convenience and faster processing. -
Pets

I want to get a pet. What should I do?
Before getting a pet, review your lease agreement and contact management. Pet policies vary by property and may include additional deposits, monthly pet rent, and/or restrictions. Pets are not permitted unless approved in writing. If you are considering getting a pet, please contact us in advance so we can coordinate with the property owner and confirm whether approval is possible. -
Lease Changes & Move-Outs

I want to move out, but my roommate wants to stay. What should I do?
All tenants listed on the lease are jointly responsible for the lease terms. If one tenant wishes to remain, they may need to qualify independently or find an approved replacement tenant. Always contact us before making any changes. -
My lease expiration is coming, and I want to move out. What should I do?
Most leases require written notice, typically 60 days, before vacating. Please review your lease for your specific notice requirement and submit your notice before the deadline.
Colorado requires a 90-day notice to renew the lease. We perform an inspection and then offer a renewal notice. You, as the tenant, have 60 days after the renewal offer to make your decision. -
What happens if I move out before my lease is over?
If you choose to move out before the lease term ends, you remain financially responsible for rent and utilities until the property is rented to a qualified tenant.
Early lease termination fees may apply. This fee typically covers administrative costs, marketing, and preparing the property for showings and re-listing. All terms and applicable fees are outlined in your lease agreement. -
What is required for the move-out?
Ensure the property is fully vacated, cleaned, and returned in good condition. A move-out inspection will be conducted with you. Please plan accordingly, as the inspection may take approximately 3–4 hours. You will receive a check-out letter outlining all areas required to be cleaned before move-out. -
When can property managers or landlords enter the property?
Per Colorado law, we are allowed to enter, but we always give you 24-hours notice before we enter your property. We understand privacy and personal space, but emergencies could occur that require us to enter the property. -
Am I required to provide my home for showings?
Yes. In accordance with your lease, tenants are required to allow access for showings once the notice to vacate has been given. This allows us to prepare, inspect, and show the property so it presents well to prospective tenants. We will always provide advance notice before any showings or inspections, as required by law and your lease. -
Maintenance & Repairs

Who is responsible for repairs and maintenance?
We handle routine maintenance and necessary repairs. Tenants may be responsible for costs related to damage caused by misuse, negligence, or unauthorized alterations. All maintenance requests must be submitted promptly through the tenant portal or designated communication channel. Tenants should know that minor repairs, such as:
- Reattaching a towel rack
- Filling a nail hole
- Replacing a light bulb
- Changing out furnace filters
- Other basic upkeep items are your responsibility.

Garbage Disposal Responsibility
If a garbage disposal stops working due to tenant misuse, such as placing large amounts of food or foreign objects (e.g., utensils) into the disposal, the tenant will be responsible for the cost of repair or replacement. If the disposal fails due to normal wear and tear or age-related mechanical failure, the cost will be covered by the landlord. -
Alterations & Décor

Can I paint or mount things in the unit?
Most removable décor is allowed. However, tenants are responsible for:
- Holes caused by screws or nails
- Damage from wall-safe hooks that remove drywall
Permanent changes, such as painting or mounting TVs, must be approved in writing. Unauthorized alterations may result in deposit deductions.

Outdoor Areas & Yard Care

What’s my responsibility for outdoor areas?
If you rent a single-family home, you are typically responsible for yard upkeep, including mowing and basic sprinkler care. For multi-family properties, outdoor areas are usually professionally maintained. Your lease outlines specific responsibilities. -
What is the yard upkeep requirement?
For single-family homes, tenants are responsible for routine yard maintenance unless otherwise stated in the lease. This typically includes:
- Seeding the lawn as needed, twice per year (spring and fall)
- Mowing every 1–2 weeks, depending on rainfall and growth
- Removing weeds every 1–2 weeks
- Trimming trees and shrubs approximately every 1–2 months
- Fertilizing the lawn twice per year
