The Final Steps Before It’s Official

Final Walk-Through Inspection
The final walk-through is your last opportunity to see the property before closing. This typically happens the day before or the day of closing.
During the walk-through, you’ll confirm that:
- All agreed-upon repairs have been completed
- The property is in the expected condition
- The seller has removed their belongings
- No new issues have appeared since the inspection
Closing Day
Once you’re satisfied with the final walk-through, it’s time to close.
At closing:
- You, the seller, and the closing agent will sign the settlement documents
- The final numbers for the transaction are reviewed and confirmed
- Loan documents are completed (if applicable)
- Remaining down payment and closing costs are deposited into escrow
Funds are typically provided via a certified bank check or electronic wire, based on the settlement statement.
After everything is signed and funds are received, the deed is recorded with the County Recorder’s office. At that point, ownership officially transfers to you and the property is yours.
This step helps ensure the home you’re purchasing matches what was agreed to in the contract.
