Closing The Deal

It’s Time to Celebrate!

The Final Steps Before It’s Official

Some people celebrate with champagne. Others are simply relieved to be done. Either way the final stage of buying a home is about confirming everything is in place so you can move forward with confidence.

At Integrity Realty Management LLC, we help buyers wrap things up smoothly and know exactly what to expect before keys change hands.

Final Walk-Through Inspection

The final walk-through is your last opportunity to see the property before closing. This typically happens the day before or the day of closing.

During the walk-through, you’ll confirm that:

  • All agreed-upon repairs have been completed
  • The property is in the expected condition
  • The seller has removed their belongings
  • No new issues have appeared since the inspection

Closing Day

Once you’re satisfied with the final walk-through, it’s time to close.

At closing:

  • You, the seller, and the closing agent will sign the settlement documents
  • The final numbers for the transaction are reviewed and confirmed
  • Loan documents are completed (if applicable)
  • Remaining down payment and closing costs are deposited into escrow

Funds are typically provided via a certified bank check or electronic wire, based on the settlement statement.

After everything is signed and funds are received, the deed is recorded with the County Recorder’s office. At that point, ownership officially transfers to you and the property is yours.

This step helps ensure the home you’re purchasing matches what was agreed to in the contract.

Tips For Buying The Perfect Home

Don’t Max Out Your Budget icon

Don’t Max Out Your Budget

Just because you’re approved for a certain amount doesn’t mean it’s comfortable or smart to spend it all. Closing costs, taxes, insurance, and future repairs should always be part of the equation.

Get To Know The Area

Beyond the home itself, think about day-to-day life. Does the neighborhood fit your needs? Is it convenient for work, schools, shopping, and leisure lifestyles?

Don’t Skip The Inspection

Inspections often reveal issues buyers wouldn’t otherwise notice. They’re an important step in knowing future expenses, or negotiating the current listed price down for repairs. This helps with the formal decision of purchasing the property.

Get Pre-Approved

Pre-approval shows sellers you’re serious and ready to move forward when you provide an approval letter with your contract offer. In competitive markets, this can make a meaningful difference.

What Price Range Can I Afford?

Resources For Westminster Home Buyers

The journey to homeownership starts by understanding how much you can afford. One major thing to consider is your down payment, if any. Many consumers believe it's impossible to buy a home without at least 20 percent down. But thanks to various government-sponsored programs, many people can now buy a house with as little as 3.5 percent toward a down payment. Veterans of the U.S. military have zero-down programs available.
