If you’ve made it to this stage… congratulations!! You’re nearly across the finish line. While closing is often a relief, there are still a few important items to finalize before the sale is officially complete.

Closing Day Preparation
Before closing, we confirm that all contract requirements, documents, and timelines are in order. Our goal is to make closing day seamless and stress-free by addressing any loose ends ahead of time and keeping communication clear with all parties involved.
Final Walk-Through Inspection
Typically held the day before or the day of closing, the buyer’s final walk-through is their last opportunity to view the property.
This step confirms that:
- The property is in the condition outlined in the Purchase Agreement
- All agreed-upon repairs have been completed
- No new issues have arisen
- All seller belongings have been removed
We coordinate this step and address any last-minute questions that may come up.
Canceling Utilities & Home Services
After closing, utilities and home services should be transferred or canceled. We provide guidance and a helpful list of contacts so this step is easy to complete and properly timed.
Be Prepared for Last-Minute Items
Even at the final stage, unexpected issues can arise, such as a loan delay or a minor property issue. This is normal, and it’s where experience matters most.
We’ve handled these situations before and know how to respond quickly and effectively to keep the transaction on track. Our role is to step in, problem-solve, and minimize stress for you.
Closing the Sale
Once the final walk-through is complete, you, the buyer, and the closing agent will sign the settlement documents. These documents outline and confirm all financial details of the transaction.
If you’re unable to attend closing in person, we help coordinate alternative arrangements when possible. Sale proceeds can typically be wired directly to your financial institution or issued by check, depending on the closing setup.
Before closing, we’ll also confirm that all property keys, access devices, and relevant information are ready to be transferred to the buyer.
Once documents are signed and recorded, ownership officially transfers and your property is sold.
